WAREHOUSE CONVERSION TO MIXED USE

I was assigned to develop a comprehensive plan to convert a collection of three separate warehouse buildings into a commercial space along the street at the main level and housing above as well as in the two buildings behind. The three building's proximity to each other created a space that had the perfect proportions for a community courtyard that would serve as a welcoming pedestrian portal into the community, whether from the street or the rear parking.   

All Units could be accessed via the court yard or a main Lobby that provides generous space to allow for casual connections as you are picking up your mail or leashing your dog for a walk. An intimate corner Snug in the upper lobby would accommodate a small gathering or an opportunity for a book club meeting. Something that also could take place in the courtyard in one of the seating groups provided. 

All the apartments has some means of expanding outdoors, whether through a large covered entrance porch, their own courtyard, a balcony or a balconette that takes in the surrounding streetscape via french doors. The units are made more dynamic with the surrounding environement and spacious by opening up to the outdoors.

The proximity of rooms and spaces to each other, within the Units and between the units was positioned to respect the boundaries between public vs. private spaces. While the focus on generous community spaces and it's connection with the outdoors was intended to give each resident a sense of belonging to the place that I hoped would add value and enjoyment to their daily lives.

Additional Credits: I was working for another company when I produced the overall concept, unit plans and drawings. There was no input or editing by any other's in the firm. The Unit shown in the photographs is of the Two Bed Room Flat. I left the firm prior to the project getting underway. The only change in the Unit Plan shown from the Photographs was the addition of double doors between the Primary Bedroom and the adjoining Living/Dining Room.
