ON THE BOARDS: MMM Homes

Modern modular homes for sale over the internet are way more expensive and complicated than they should or even need to be and has become a prohibitively unattainable option for those who want to live more simply, affordably and in sympathy with our environment. Primarily modern should mean more affordable with less fussy roof lines and detailing yet they are sometimes up to $400.00 a square foot while the ugly traditional modular homes are being delivered for a little over $100.00 a square foot. How have our contemporary designers gotten so far from what should be the core mission of well designed modular; that being to provide attractive exteriors with functional plans that the majority of owners can afford with the underlying purpose of building less wastefully. Yet many of the modern modular plans waste valuable square footage in circulation, which equals cost in construction, heating and cooling and taxes. 

Additionally Modern does not have to equal unfriendly, yet many are and do not play well with their neighbors when doves tailed into more traditional neighborhoods. Most forgo a welcoming front porch that would be able to integrate into an established neighborhood on an infill lot. Even if place on a rural site front porches welcome the owners family and friends as well as transitional shelter yet they are missing. So in response I am developing a portfolio of modern homes that are not clinical sterile boxes but employ more expansive fenestration on the exterior and more furnishable and an efficient use of space on the interior, in addition to being able to be built modular (either in panels or boxes) for a modest amount of money in as short a time as possible.

Affordability is achieved by first eliminating waste in the plans and elevations by employing a standard 4' x 8 grid, the size of a standard SIP (Structural Insulated Panel), so there is maximum insulation with minimum waste involved in construction. They are also designed to eliminate the waste of square footage in circulation that can not be furnished or utilized for a piano play area or study/work desk. The proximity and therefore plumbing of Kitchens and Bathrooms has been consolidated so there can be as small a foundation as possible in the colder climates with the majority of the home resting on pilings. 

The roof planes are simple and designed to seamlessly accommodate solar panels as if they were integrated with the original design or possibly a green roof. There are roof overhangs that can be adjusted to employ passive solar shading techniques to achieve the lowest utility bills possible. 

In concept all the plans will be able to accommodate owners who want to age in place or take in a disabled loved one as well as being able to be easily added on to as the owners lifestyle and needs, wants or finances evolve. Additional Bedrooms and carports are oriented to do double duties as home office with direct access off an entry porch and carports doubling as screened porches in most regions at least three seasons out of the year. 

This is just a few versions of one of the homes with many more in development. I plan to offer them for sale directly to builders and owners with licensing agreements with modular builders throughout the country so the distance from factory to lot is minimized as will be the shipping cost.
