This new office project is on the second floor of an industrial tilt-up building in the Sorrento Valley area of San Diego CA. The owner of the Company Filmetrics bought the building with the goal of remodeling the building in phases and relocating his current company to the new building. Filmetrics is a technology-based company and its founder, like the company culture, is very progressive. The client's desire for total visibility from the main spaces along with his knowledge and appreciation of natural and LED lighting helped our team to create this light and open office space. The design team created communicating spaces punctuated with privatized rooms for specialized work. An attractive break area wall stands among the desks in the open space instead of being hidden away in a dark corner.
This Tenant Improvement was the first phase of the building’s total remodeling. Included in this first phase were major overall repairs/upgrades like: check for general code compliance, accessibility compliance, new stairs, a new roof, new windows upstairs, new bathrooms, all new mechanical equipment, a lift and new skylights.
Due to KMA's in-depth code compliance check for fire-life safety and accessibility requirements, we were able to inform the client as to what actions triggered certain improvements required by the state and municipality. This pre-planning analysis serves to inform the client as to best determine the scope of their project early on. This is of great value to any renovation project that is to be completed in phases.
