An interior design concept for two apartment buildings located on the lively seafront of Molinar in Palma de Mallorca, including patios with swimming pools and outdoor kitchens and roof terraces with whirlpools. This project was planned as a showcase for a local real estate developer. The requirement was to use new ideas and approaches to bring a breath of fresh air into the similar-looking plans for the local apartment buildings in order to optimally meet the high-end demands of potential customers. The two units, which have an almost identical floor plan, were designed for fictitious customers from different target groups. While Apartment P1 has contemporary modern inspiration and Apartment P2 has a classically modern vibe, timeless elegance runs through both variations as an aesthetic “red thread”. The central element of the planning in both apartments is the free-standing staircase. These stairs are the optical focal point of both houses, with railings made of vertically arranged, bronzed tubes of different diameters, which cut through the structure and thus formally connect the individual floors with each other. The outdoor areas of the two projects were also included in the planning. Due to their size, the two patios represent an absolute stroke of luck for this location. Great importance was attached to their design, since life is largely shifted to these open areas due to the climatic conditions. Swimming pools, showers, outdoor fireplaces, lounge and dining areas make the two patios the focus of summer life on the Spanish Mediterranean island. The façade concept of the two apartment houses enables a metamorphosis of the apartments from hermetically sealed structures that open completely to the sea and the promenade. Each two-storey building consists of a ground floor with large panoramic glass panes facing the sea and the entrance areas, cubes made of vertical slats that protrude from the facade. The panoramic windows can be closed with horizontal metal slats, which slide down into the window base when opened. This provides a privacy screen to the promenade when the slats are partially opened. The vertical slats of the entrance areas are repeated on the upper floors. Again, the lamellas form a strictly cubic structure that rests on the ground floor. The slats also form the shutters of the windows on the upper floor. These cite the classic shutters, the persianas of traditional Spanish construction. When closed, they are an invisible part of the facade.
