The RIOS and Foster + Partners-led One Beverly Hills development in Los Angeles has broken ground on a 50-month construction phase that will result in one of the country’s most expensive residential developments upon its opening in 2028.
The 17.5-acre development will connect the Beverly Hilton and Waldorf Astoria with two 28- and 31-story condo towers and an 8.5-acre botanical garden designed by RIOS. It had been plagued by criticism over its lack of an affordable housing component. The program allows for up to 255 residential units, 78 hotel suites, and approximately 30,000 square feet of commercial space, along with subterranean parking for up to 1,900 vehicles.
Beset by biophilia-lined terraces featuring over 200 unique species of native plants are the focal point and connective tissue of the design, demonstrating that “drought-quality planting doesn’t mean cactus,” according to RIOS’ founder Mark Rios.
“I am really interested in pursuing what a botanical environment is for the 21st century,” he told the LA Times in a preview.
A 10-story Aman brand club/hotel concept designed by the Australian practice Kerry Hill Architects (KHA) is also included in the larger scheme. Almost half (4 acres) of its garden portion will be exclusively reserved for the hotel, with the remaining 4.5 acres made open to the public. (The landscaped design of the gardens is also capable of retaining millions of gallons of rainwater.)
David Summerfield, the global Head of Studio for Foster + Partners, described the scheme as a "connected green oasis, which blurs the lines between indoor and outdoor living and harnesses L.A.’s creative spirit."
A restoration of the Welton Beckett-designed Beverly Hilton will also be performed to complete the project, along with several other "significant" upgrades.
One Beverly Hills represents Foster + Partners' first significant design in Los Angeles, a year-plus after opening its second West Coast studio operation in Venice Beach. The firm also unveiled its updated plans for the transformation of the aging Port Authority Bus Terminal in New York City this week. Costs for the One Beverly Hills project have been reported at between $4 and $5 billion.
