Khashm Al Aan

From just a patch of desert in the suburbs of Riyadh-Saudi Arabia, Khashm Al Aan is evolving into the largest military base housing compound
for the Soldiers and Officers of the Saudi Arabia National Guards (SANG).
LACECO’s scope consists in designing:
- the General master plan of Khashm Al Aan (a site of 26 million square meters),
- the detailed master plan within Khashm Al Aan (6M m2) of a new residential sector that will accommodate 5,750 villas with all its associated
services for an estimated population of 57,500 capita,
- Roads, Infra–structure & Landscaping of the zone of intervention (6M m2)
- the Soldiers and Officers villas (5,300 and 450 respectively), for a built-up of 1,790,000 m2,
- the programme of all the public services (schools, mosques, health facilities…) over 1.5M m” of land and 600,000m2 of built-up.
The complexity and challenging nature of this project lies in:
- handling the scale of this fast track project in defining a proper methodology for design and construction,
- negotiating all the layers of the master plan with the Authorities,
- meeting the high standards of design and requirements of the Owner (SANG) without jeopardizing the interest of the Client (a contractor),
- optimizing technical solutions and monitoring construction cost.

Services provided: General master plan, detailed master plan, all design phases of external works (roads, infrastructure, landscaping,
sewage treatment plant), conceptual design to final design of the villas units, programming of public
services
