Located in the neighborhood of “Nueva Córdoba” in Córdoba City, this Between-Sidewalls Residential Building needed to be as financially profitable as possible. In order to achieve that, apart from residences, the functional program would be completed with parking areas, shops, offices and amenities, generating incomes of different types. After the study of the municipal ordinances and the assigned profile for the zone where the building would be placed, the most efficient disposition of the program could be determined. At the ground floor it would be placed the entrance to the Parking Area (consisted in two underground floors), the Manager´s Office, two Front Shops, the Entrance to the Residential Area, with its respective Circulation Core, and Two Back Offices. From the first floor to the third, the Front Half of the Building would be designated to Offices. In the Back Half, two One-Bedroom Apartments and one Two-bedroom Apartment would be placed facing the Heart´s Block and Service Yards. Then, from the fourth floor to the seventh, four One-Bedroom Apartments would replace the Offices in the Front Half, which would suffer the backward movement of the façade required by the profile. In this way, those floors would become completely residential, consisting of seven apartments each. Finally, in the eighth floor there would be located two Indoor Multipurpose-Rooms and the bottom of a Pool accessible from the Upper Decked Terraces.
