Proposed Bushwick Tower, location undisclosed

Occupying a unique site at the edge of Bushwick and overlooking Ridgewood Reservoir, this proposed 17 story tower would provide 59 market rate rental apartment units, two stories of community facility space, and multi-level amenity open green space. Significant design challenges include a difficult zoning exercise due to the site's location on two dead end streets adjacent to the MTA subway, tricky merger of multiple tax lots, an irregular site geometry, an extremely compact tower footprint, and an owner-supplied program calling for extremely compact residential unit layouts. In addition, the architecture must be 'responsible' due to the tower's visual prominence. The architecture responds by breaking up the mass into layers that visually float above one another, and using warm-toned Roman module masonry for human scale.
