This house located on small waterfront property enjoys a panoramic view of Long Island Sound.
The small size of this site allowed for only one option to fulfill the client requirements; that of renovating the existing structure.
The challenge was to transform a beach cottage into a compact but fully equipped house for year-round occupancy.
The new plan enclosed the front and rear porches into the living area adding every available square foot of space at the first floor level. This consists of a living room, dining room, kitchen / breakfast area, and half bath. A one car garage and mechanical area are easily accessible from the kitchen. The second floor consists of two bedrooms, one and a half baths, laundry facility and a master bedroom with cathedral ceiling, private bathroom and terrace with view of the Sound. The third floor is a multi-use space with walk-in closet, storage, skylights and terrace.
A wrap-around deck extends from the living room toward the ocean connecting outside activities to the inside.
