The Watermark is an extensive conversion of an existing 317,500 SF, 16-story dormitory building for the Jehovah’s Witness organization into a high-end assisted Living/Enriched Housing facility located at 21 Clark Street in the heart of the prime, historic neighborhood of Brooklyn Heights. The 275 unit building is NYC’s first luxury resort-type senior housing facility; providing 275 Units – 204 for Assisted Living, 29 for Independent Living, 42 for Memory Care and improving the quality of life of its residents by supporting not only their physical and intellectual health, but their emotional and spiritual well-being. Watermark insists on an at-home feel that at the same time is luxurious and without a single “institutional” detail. Collaborating with interior designer, Escobar Design by Lemay out of the NY and Montreal, the goal for this project was to create one of the city’s most desirable senior living residences with stunning views of the Brooklyn Bridge and Manhattan’s Skyline from the facility’s indoor Skyline club room and outdoor rooftop lounge gardens.
With well over 50,000 SF of amenities and common space spread across the ground floor and two below grade levels. The variety of world-class programming includes art studios and galleries, a fitness center and pool, wellness clinic, beauty salon, dining venues and lounges, performing arts auditorium and flex activity space for interactive educational Watermark University programs specifically tailored for the residents. The renovation involved significant upgrades to the property’s existing mechanical, electrical, plumbing, fire alarm systems, elevators and bathrooms. The project required strict adherence to New York State Department of Health regulations and ADA standards. I was involved in this project, in the capacity of Director of CA / Project Architect at the end of the CDs thru the construction of the building upper floors and amenity spaces along with DOB, NYFD, DOT & DOF sub & re-submissions.
