Somanath Seniors Apartments: Net-Zero Living

Baskervill worked with Better Housing Coalition to provide architectural and engineering services for the second phase of the Somanath Seniors Apartments at the historic Beckstoffer's Mill in Richmond's Church Hill neighborhood.

Part of the senior housing complex includes a one-story building that is home to seven net-zero energy apartments with rooftop photovoltaic panels used to produce electricity and solar thermal panels to produce hot water. The building's energy recovery ventilation system brings fresh air in and takes stale air out. High-performance, double-glazed windows contribute to the building's tight envelope. The building is equipped with EnergyStar appliances and are handicap accessible and universally designed.

The Beckstoffer's Mill community was established in the early 1900s when Henry Beckstoffer established a lumber mill in Church Hill. In its 24 years, the Better Housing Coalition has developed 15 communities in the Greater Richmond area encompassing more than 1,500 apartments and 150 new or renovated single-family homes.
