THE GEAR

This is a project of a tall building developed in our studio at the beginning of 2014.

The competition was a Metropolis Magazine release named: LIVING CITIES, Residential Towers for the 21st Century in NYC.

The gear was the title inspired fron the shape of the building.

Often buildings are designed for the building itself and how it is settled in the context.This competition suggested to us to invert the process. 

We have studied the space around who lives in, thinking resident can enters the building as single, couple or family group. 
In this way our "units" can matches all needs. 
The “body” in which the “units” are aggregated must become a “real” building, standing in the age we are living and fitting out the features we expect.

The radial steel structure contrast better seismic actions and it is light: (W310x310x226 beams; 20,00’ round columns). 
Distance between columns axis is 17,10’ and from columns and the inner core is 24,77’.

More advantages comes from the shape we have created for this tower.
The inner spaces we have obtained giving a rotation of 5° to each unit, are natural plants and ventilation conduits.

This system deep penetrate the building and it is possible to plan a structure cooling system to reduce the costs of the climate systems.
The invention of a new extra outdoor space allows to open the  door windows, sliding in the double glass panel curtain.
This also improve local ventilation systems.

The building is an high rise tower of 32 stories and contains up to 406 “units” (studios) or a mix of 174 two rooms apartments plus 58 studios.
It contains underground garages and shops at ground level. Offices and utilities at first floor, studios and apartments are from the 2nd to the 31st floor, plants at 32nd.
Each residential level have facilities: laundry and stocking places.

Each “unit” has a small balcony shaped to give the residence their own exterior space, where is possible to staying, looking forward, reading a book , taking cares of the plants and have a nice summer dinner.
The building in N/S oriented to give same living opportunities to the residents. 

Studying the urban plan of NYC, we have found an amazing  area along Queens East River Side where to build it in, to replace the existing warehouses .
We are looking to this location because it is in flavor of transformation as demonstrated from the development area close to us.

The building fits in this area and plays with the landscape. 
This project introduce new green areas improving and allowing a new river walk.
