The Wave Master Plan

Community Living Master Plan in Oman

The Wave is Oman’s first master-planned community. It stretches along six kilometres of pristine coastline, covering 230 hectares. The master plan design offers Omanis and expats the newest concept in community-focused living radiating from a community-centre interwoven with waterways providing residents commercial, retail, restaurant and recreation opportunities, all within steps of their homes. The Wave was the first project of its kind to bring the concept of placemaking and clustered living to the Arabian Peninsula.

OBMI’s master plan used innovative solutions to handle complex water drainage issues that have plagued the site through several other attempts at successful master plans while redefining community living in Oman. The master planning solution utilised a system of internal waterways with created lakes, dams and engineered flood solutions to serve as watershed drainage from the surrounding lowlands and airport. This innovative solution allowed for the inclusion of 30 additional hectares through land reclamation. It also allowed for development of residential sites that were previously considered unusable.

The Wave master plan introduced the concept of townhome and community-focused living to the region and has enjoyed tremendous success in the implementation, in fact, a current aerial image of the site mirrors the original site plan as drawn by OBMI during the design phase.
