A new neighborhood is coming to San Francisco's southern edge, where developers Tishman Speyer, the San Francisco Giants baseball team, and the Port of San Francisco are collaborating with a team of architects on a new 28-acre master plan for an existing surface parking lot and an underutilized waterfront.
For the masterplan, dubbed "Mission Rock," Studio Gang, MVRDV, Henning Larsen, and WORKac have come together as design architects to craft an approach that will bring a series of mid- and high-rise mixed-use buildings to the vacant site. Landscape architects SCAPE, Miller Company, and Min Design are providing landscape architecture services, including the redesign of a 5-acre waterfront park.
Phase one of the project includes a 540-unit tower designed by MVRDV, in collaboration with Perry Architects, that will contain 550,000 square feet of retail uses spread out within a pair of shorter commercial buildings. The stone-clad building features pixelated geometries inspired by California's mountainous landscapes. The sculptural geometries allow for the creation of dramatic corner units along a greater extent of the building, as well.
Next door, an eight-story office building designed by WORKac in collaboration with Adamson Associates Architects and Y.A. Studio, will bring outdoors-loving workspaces to the neighborhood. The building features setback terraces along its upper levels, as well as large glass openings.
Amale Andraos, co-founder of WORKac, said via press release, "We have been fortunate to partner with an extraordinary team of architects, engineers, city representatives, and a bold client, all of whom demonstrate a true commitment to ecological sensitivity as well as a deep understanding of the public social realm of this growing city. It has been an inspiring process unlike any other."
The second phase of the project includes a black 23-story residential tower, Building F, designed by Studio Gang in association with Quezada Architecture that features staggered facades lined with projecting balconies and planted terraces.
In a press release, Jeanne Gang, Studio Gang founding partner, writes, "It has been rewarding to lead this collaborative team of architects in the design of a new neighborhood for San Francisco that reflects our combined experience of working in cities around the world. Building F will be at the heart of Mission Rock, housing amenities for the entire neighborhood that overlook a new public plaza and vibrant streetscape." Gang added, "For the residences, we designed a tower inscribed with terraces, extending this indoor-outdoor living and offering views amidst elevated bio-diverse gardens."
The site's final office building is set to rise 13-stories. The tower is designed by Henning Larsen, in association with Adamson Associates Architects and Y.A. Studio, and features more subdued geometries, including deep-set window mullions and a stepped base topped with more planted terraces.
Groundbreaking for the first phase of the project is slated to take place later this year as the phase pushes toward a 2023 estimated completion date. A timeline for phase 2 or the project has not been announced.

this seems like a collection of nice conservative infill towers for a midcity block. totally underwhelming on what looks like an extraordinary site. is there any masterplan or vision at all to this?
Looks like nice second, third homes for our elite to have in SF.

This certainly shows the limits of applying today's pixel-y, angle-y, and step-y design idioms to a USA developer housing scheme. It's surprisingly unimaginative.
This isn't a neighborhood. It's an investment opportunity.
