Located amidst the Governmental Residence in the Krtsanisi district of Tbilisi, the site is surrounded by various embassies and upscale private residences.
Evergreen perennial plants enveloping the site add significant value to the project. Our principal goal was to integrate the building into the territory seamlessly and merge it with the existing topography. The entire concept revolves around preserving the landscape and the environment, keeping the spirit of the place - "Genius Loci".
The land is divided into two well-defined functional zones, recreational and residential. The greenest and most vibrant part of the territory on the western side of the land plot is kept intact, with just minor restorative interventions. Retaining the park in its original form means preserving its rich and remarkable history. Recovered walking routes integrate seamlessly into the actual terrain, blending in with the existing greenery and forest geometry. This part of the area will be transformed into a social hub, essentially serving inhabitants of nearby loft apartments as their primary recreational area.
The local road, planned as simple one-way traffic, circles the entire territory providing easy access to all buildings. The driveway opposite the British Embassy, transformed into a pedestrian boulevard, will belong to the private residences. The project incorporates a single private entrance and various exit options scattered throughout the public area. When defining the program of the place, the team realized that bulkier structures, like loft-style apartments, required significantly more parking space. To avoid creating additional roadways, they came up with a cost-effective and creative solution: to raise the volumes that would only require minor underground works.
The proposed master plan is home to three distinctive housing typologies – Lofts, Private Houses, and Townhouses. MUA team envisioned the space and its inhabitants as part of a single organism. The architecture can be defined as rational and straightforward, based on repetitive and symmetrical forms. The overall intention was to preserve nature and keep the memories of the past unharmed.
