This development was recently purchased by a local business owner, with the intent to relocate his corporation to the building, while simultaneously repositioning the property into a creative office campus and serving as a new landlord.
Kamus + Keller was tasked with the repositioning of this 1970’s office development. The repositioning of this asset is both aesthetic and sustainable.
Some of the repositioned concepts include the change in facades that give the development identity within the community, incorporation of common outdoor seating and collaboration areas, additional windows for natural light, new LED fixtures and low water plumbing.
At the start of the project Mr. Albert presented two basic goals (budget and design aspirations) for the project.
Kamus + Keller along with Sperry Van Ness assisted the client through establishing a series of further goals in addition to budget and design. These Additional goals include the identification of rental rates, financing strategies, return on investments, determination of risks associated with the agency approvals and finally the creation of an expedited schedule. Much of these goals were established through professional experience, research of comps, along with City Management and Planning participation.
