A renovation to an existing 2 story retail and office building on La Cienega Blvd. Although the building is located in a highly desirable neighborhood, the building sits largely vacant, with small dark, office spaces on the second floor. The client wishes to reinvent both the interior and exterior with enlarged openings, a new facade, public lobby, and restrooms to attract entertainment and creative professional. It is planned to be converted to a single tenant on each floor.

In order to avoid a costly seismic upgrade as part of the work, the design team needed to maintain all existing shear capacity in the existing exterior walls. The use of vertical louvers and metal clad elements conceals these existing elements & adds and asymmetrical playful element to the facade.
