A renovation to an existing 2-story retail and office building on La Cienega Blvd. Although the building is located in a highly desirable neighborhood, the building sits largely vacant, with small dark, office spaces on the second floor. The client wishes to reinvent both the interior and exterior with enlarged openings, a new facade, public lobby, and restrooms to attract entertainment and creative professional. It is planned to be converted to a single tenant on each floor.

In order to avoid a costly seismic upgrade as part of the work, the design team needed to maintain all existing shear capacity in the existing exterior walls. The use of vertical louvers and metal-clad elements conceals these existing elements & adds and asymmetrical playful element to the facade.
