2850 Webster Avenue - NY Botanical Gardens Senior Affordable Housing - Phase I

2850 Webster Avenue is a new 12-story mixed-use building that is located in the Jerome Park neighborhood in the Bronx. The 133,000-sf building is comprised of 188 senior affordable residential units and over 4,500 square feet in common programming including an Exercise Room, Multipurpose Rooms, Kitchenette, and three roof terraces for the building's residents. The ground floor houses a 12,000-sf grocery store, developed under the NYC FRESH (Food Retail Expansion to Support Health) program. On-site social services is provided by Fordham Bedford Community Services. 

The building façade is designed in a stack bond brick, articulated to form a subtle grid pattern. The fixed and operable windows alternate positions to add another level of play to the façade. Taking a cue from the nearby Botanical Gardens, the interiors are designed with nature as its theme; bringing the gardens into the materials, color pallet and artwork. The building is designed to meet Enterprise Green Communities, Energy Star and HPD's sustainability requirements that surpass Energy Code. The terraces include a green roof and urban gardening planters for the residents. 

The building is Phase I of the redevelopment of a long-underutilized site with amazing views of the neighboring New York Botanical Gardens. The second phase, poised to start construction, is located at 2868 Webster Avenue and will provide an addition of 277 affordable apartments.
