This multi-use project is located on one of the fastest growing access avenues of the city. The design of the building integrates the 3 different uses in a way that they can co-exist without interfering with each other. The client required 2 retails on the ground floor with the possibility to combine them into one. He also required a high overhead clearance entry for trucks and vehicles to the warehouse located in the rear of the lot. In the upper level, three spacious 2-bedroom apartments were designed to minimize the circulation areas and to sectorize wet areas to reduce plumbing cost.
The Contemporary style, but not too bold for this conservative city, was agreed with the client who wanted a stand-out building for the growing area.
Vertical screening, overhangs and a trellis were elements used to protect the interior from the high temperatures in summer.
