Sandy 28 Apartments

The Sandy 28 Apartments is a new 206 unit market-rate apartment building with three spaces for retail on the ground floor, fronting NE Sandy Blvd. The total space for retail is about 3,500 sq ft, each space with a single-user restroom, and one space with a built in chase to prepare for a possible small restaurant. There are 76 total parking stalls in the underground parking garage with 2 loading spaces and storage space for 229 bikes split between the parking garage and ground floor. The construction is a 5 story wood-frame building over a post-tensioned concrete podium.


The building is clad in AEP span panels, with cedar and a a concrete base on the ground floor. About half the residential units have their own balcony or Juliet balcony. The design intent was to create a geological form with layers, protecting residents from the noise of traffic on Interstate 84 to the north of the site and NE Sandy Blvd to the south of the site, while carving out a central outdoor space for residents. This also allows for as much light as possible for all the units.


The building includes a variety of amenity spaces for residents, including a large courtyard with BBQs and a smaller courtyard which acts as a dog run for pet owners, with a nearby dog wash. There is also a fitness center on the ground floor and roof decks and a game room on the 6th floor with views to downtown Portland and to Mount Hood. Workspace, lounge spaces, leasing, and a mail room are also on the ground floor.
