260 South Broad Street

This iconic building, formerly known as The Atlantic Building, is centrally located on the Avenue of the Arts in Philadelphia. The new building program included a vertical retail mall on the lower floors with new luxury apartments on floors above. Working within the constraints of the easement, the design team formulated a corner facade treatment pushing the boundaries of Philadelphia propriety.

Coscia Moos designed a new residential lobby addition to a residential lobby on the side of the building, on what is now the loading dock. The upper floors of the addition house a new indoor lap pool and exercise room. The sculpted upper mass of the building projects over the sidewalk and is visible from Broad Street. The full height, frameless glass wall affords dramatic views from upper floors back to Broad Street and to the Kimmel Center across the street. The new addition is covered in Corten steel panels which reference the traditional brick color used in Philadelphia.
