This 215,000 SF building will be comprised of approximately 35% laboratory space and the remaining 65% for offices, serving a dedicated build-to-suit life science tenant relocating to Pennsylvania. Previously designed as a speculative office building, the foundations were poured and steel purchased prior to project being cancelled during the COVID pandemic. Now resurrected, the project represents the early wave of firms relocating to this area in search of affordable rents and new talent.

Designed with multi-faceted panels throughout the facade, the building incorporates large expanses of glass light shelves designed to maximize natural light to the interior, while using sunshade devices to control daylight in sensitive areas. The exterior is illuminated by a combination of vertical and horizontal lights and the interior spaces will have 10-foot ceilings providing an open and expansive feel. Energy efficiency is a core tenet of the design, and the project is being built to both LEED Gold and WELL certification standards. This state-of-the-art facility will also allow for flexibility and a variety of configurations for both administration and research spaces. The First Avenue Linear Park Trail that runs along the front of the property will eventually connect to a larger stretch of planned trails along First Avenue, increasing connectivity throughout the business park community
