123 S Broad Street Suite 220

123 South Broad Street Suite 220 is a newly renovated 9,392-square-foot office space located in the heart of Philadelphia, PA. Elegantly incorporating the needs of a modern office into an opulent historic space, this open office contrasts with the dramatic 27’ high ceilings and marble columns to convey a sense of grandeur. The overall design focused on preserving elements of the existing architecture, including the windows, herringbone walnut floors, hanging light fixtures, and extensive millwork detailing, while still creating a functional space that can meet the professional, technological, and cultural needs of a growing company. The main architectural contribution to the site is a 1,500-square-foot mezzanine, whose steel structure is pressure fit to cause the least disturbance to the marble-clad columns.

The office is designed with collaboration in mind for employees who work both in-person and remotely. Desks feature custom adjustable height, privacy panels, and built-in library lights to give additional task lighting and balance the scale of the high ceilings. Multiple break-out areas are featured throughout to aid in collaboration, but other private work areas were provided. The four conference rooms are carefully fitted with technology to facilitate remote work while not disturbing the existing millwork. The largest conference room functions as both a workroom and video conferencing area and its custom-designed light fixtures and acoustical ceiling features provide privacy against the open office space.

Other office features include a wellness room, an eat-in kitchen and kitchenette, wireless lighting controls, soundproof phone booths, and a bike room. Additionally, the office features one-of-a-kind murals by local Philadelphia artists Tim McFarlane and Christian Rodriguez, which are featured on the marble pediment above the space and elevator lobby respectively. Both convey a sense of movement and energy that reflects the tenant's company and the vibrant Philadelphia art scene at large.
