Uncommon Boise Private Student Housing

Project Role:

I acted as the Senior Project Architect from the beginning of the schematic design phase until 50% CD phase. My duties included coordination with all consultants, stakeholders / clients, authorities having jurisdiction, and the general contractor. I acted as the production architect up to a completed bid set, but moved to a new project before the completion of CDs. I did continue to consult the team through the end of permitting and into a very difficult construction administration phase.

The strengths I developed on the project include detail knowledge and coordination of:

  • Idaho building codes as well as the use of ComCheck for energy efficiency compliance.
  • Private, developer-led design standards
  • Cold weather envelope design
  • Floodplain design
  • Bottom-chord bearing floor truss systems
  • Residential (noncommercial) quality cladding systems
  • Tight lot-line and fire access constraints
  • Late-stage MEP design-build strategies

Uncommon Boise is a five-level private student housing project serving Boise State University. The project is approximately 150 units of one through five bedroom units served by ground floor, podium level, and rooftop amenities which include a 20-person hot tub, fitness rooms, a yoga space rooftop kitchen and deck, and computer and study spaces. At the ground level is a leasing office a large concrete garage, retail space, and other amenities including bike repair and storage areas and dog wash areas.

The area is approximately 200,000 square feet with four levels of type VA construction over a 1 level concrete podium.
