Bagdad Marketplace

Problem

Client is concerned about zoning approval and the negative perception of fuel pumps while attempting to develop a "gas station". Incorporating fueling stations is an important aspect of income generation for the client's investors. 

Tension is present with the development and the adjacent single-family neighborhood as well as being located at a busy main arterial intersection. 

Client is open to incorporating other structures like Drive-Thru and Office Park. 

Tricky detention pond size and site limits. 

Parking counts will be tight. 

Solution

Re-brand as "Marketplace" with office park and drive-thru. 

Utilize masonry in natural contrasting tones. 

Organize detention pond to the rear of the site towards the neighborhood and plant additional/save trees and foliage. 

Fit office park comfortably between fuel pumps and neighborhood at rear of site.

Rotate row of fuel pumps to be perpendicular to the main arterial road. 

Squeeze drive-thru only structure (similar to Dutch Bros) in the intersection-facing corner of the site. 

Design beacon-like entrance elements at each side of the marketplace to greet vehicles and pedestrians entering the site as an intuitive waypoint and branding opportunity. 

Create package of images for client to use in own presentations/discussions with Zoning, Building, and Investors.
