THIS PROJECT IS A PROPOSED 3-STORY OFFICE BUILDING IN THE BUCKTOWN NEIGHBORHOOD OF CHICAGO. THE TEAM CONSISTED OF MYSELF AND A FORMER COLLEAGUE WORKING FOR A PRIVATE DEVELOPER IN THE EFFORT TO EXPAND A HEAVILY USED MEDICAL OFFICE BUILDING. THE EXISTING BUILDING ON THE SITE WAS MUCH TO SMALL AND SEVERELY OUTDATED...IT WAS EVEN SETBACK FROM THE STREET 60 FEET (DATING ITSELF TO A TIME WHEN THAT WAS ALLOWED), WHICH MADE IT FEEL CLOSED OFF FROM THE NEIGHBORHOOD.
THE DESIGN AND CONSTRUCTION OF THE BUILDING WOULD BE UNIQUE, IN THAT THE BUILDING NEEDED TO REMAIN OPERATIONAL DURING CONSTRUCTION. THIS DEMANDED A COMPLEX PHASING STRATEGY TO COMPLETE THE FIRST HALF OF THE BUILDING, MOVE OPERATIONS, DEMOLISH THE OLD STRUCTURE, AND FINALLY TO COMPLETE THE BACKSIDE. A GREATER NUMBER OF PARKING WAS ALSO NEEDED, SO THE BACK HALF OF THE BUILDING IS RAISED TO ACCOMODATE. THIS, ALONG WITH AN ACCESS DRIVE, GIVES THE BUILDING A BOLD ARCHITECTURAL STATEMENT.
