if we give Piano the benefit of the doubt, maybe demo is the only viable way to accomplish the worthwhile(?) goal of creating a city square. I'm not familiar enough w/Boston's open space network to know how useful it would be to have the open space on this site.
although the differences are obvious, this immed. made me think of Foster's Hearst...previously
more city squares aren't NECESSARILY a good thing.
what does belkin get for the development of this square? more square footage as a tradeoff? more height? bigger footprint on adjacent site in exchange? i'm betting that there is some benefit that the developer is getting for providing 'public' open space at the expense of the rudolph.
...and maybe piano's assuming an "opportunity" where none should exist?

maybe after a few more rudolf's get the wrecking ball, the rest may actually be worth something...
