Dubai Waterfront is a master plan for a new mixed-use development in the Dubai Waterfront District. The program called for 2,500,000 square meters of building, plus parking. The design team chose to divide the 125-hectare site into three sections to create a vibrant urban destination. The higher density, commercial core is adjacent to the CBD. The is- land is medium density, with retail, institutional, and residential uses, and relates in scale to the adjacent Phase 1 development. The third section is lower density, low-rise residential develop- ment, that responds to the clusters of single-family homes on the adjacent site. All three sections of this master plan explore geometry of buildings and of the street grid to create a dynamic urban center connected by water canals and a network of pub- lic transportation. Sustainable design guidelines were written by the team to assure that the final development is environmentally responsible.
