Gateway Transit Village

  • Client: Somerset Housing, Urban Renewal Assoc. LLC, New Brunswick Development Corp.
  • Size: 630,000 GSF
  • Cost: $136,000,000
  • Status: Completed June 2012
  • Issues: Transit-Oriented Development, (Amtrak-NJTransit), Fast-track construction process, New Jersey Future’s Smart Growth Award

When complete, the Gateway Transit Village will create 194 units of new residential development, a 650-vehicle garage and more than 120,000 GSF of commercial space that includes a pedestrian bridge intended to link the larger community and Rutgers campus to the local train station.
Tenants will include a Barnes & Noble College Bookstore, offices for the New Brunswick Parking Authority and the Rutgers University Press, and a series of smaller retail spaces. A Rutgers donor has provided a large, iconic clock which will illuminate the walkway between the building and the university campus.
The building is comprised of a series of discrete structural systems: a pre-cast concrete for the parking structure and a steel frame for the residential tower and commercial spaces. The façade is to be comprised of a series of prefabricated and thin brick panels along with stone lintels and steel channels.
