Currently, site of a one-story retail building, this was to be among a select group of new construction projects in NoHo’s historic district. Existing building includes a terra cotta frieze located above the storefront along Bleecker and wraps around the
corner along Lafayette. This element will be retained and integrated into the overall design. The concept and design underwent a consensus and rigorous approval process with the Landmarks Preservation Commission. The current design includes eight (8) stories of residential above a first floor retail allotment. All units will have terrace access. A residential entrance is planned along Bleecker Street directly adjacent to the Bayard-Condict Building, Louis Sullivan’s only work in Manhattan.
The design concept is drawn from the neighborhood context. The glass box projecting from the base building is oriented perpendicular to Lafayette Street. Vertical mullions of the Bleecker Street window wall and stacked masonry openings
reference the verticality of the Bayard-Condict Building.
