Blaine Street Apartments

I was involved in the planning stages for the Community Center at the apartments located on Blaine Street in Santa Cruz. The property managers wanted to take an existing maintenance / storage space and convert it into a new Community Center that could also be used for a non-profit to benefit the residents with job-placement services. I presented three options to the clients that incorporated their requirements and desired spaces.  A code analysis revealed that the current space did not meet the required plumbing fixture count for the new usage. An additional restroom needed to be included in the space.

Option 1: For this layout, I relocated the maintenance shop to the new second floor, where the existing attic space was. The square footage for the proposed maintenance shop was similar to the existing square footage. The kitchen was upgraded to meet accessibility codes and the second restroom and a janitor's closet were added.

Option 2: The maintenance shop was relocated to the new second floor, utilizing the entire footprint of the building below. I expanded the laundry room to provide the accessible clearances required and keep the utility sink in the space. A conference room was added as the required second restroom. The kitchen was upgraded to a smaller kitchenette that meets accessibility requirements.
