Fir Tree Partners, a private investment group, required an environmentally-conscious layout for its 20,000 sq. ft. New York Office. KGA designed a plan that maximized the use of natural light by means of glass walls and modular construction. Clustered work stations are located along the perimeter of the site to encourage greater light exposure. Bamboo was used for flooring, furnishings and workstations because of its low environmental impact. The carpet, raised flooring system and grass-cloth wall covering in the lobby and other areas were all made from natural and/or recycled materials. HVAC, electrical and lighting system controls were designed to minimize energy usage and maximize occupant comfort.
