This will be my first project working with AIA doc B104 for a small spec development project and need to know more about cost estimating so I can accurately convey my responsibilities to the client.
We are finishing up the pre-design phase of a design-build project and have a contractor on board that will take my schematic package and provide the cost estimating, relieving me from responsibility of producing this information. This seems like a great help!
But, before I give away my responsibilities (according to the AIA) I want to understand the implications. What are the issues to consider? Do we as architects want the responsibility/control? or would we rather it fall to some else?
