This new residence in an historic former carriage house incor¬porates approximately 8,400 SF on 5 floors. The project involves multiple construction phases and will be completed after landmark approval. daSILVA Architects’ main design objective is to create a family-centered house in the city. In many metropolitan townhouses, different elements of the house will be separated and there are little intercommunication between floors. In our design, a central sky lit stairwell unifies the spaces and allows for natural light to filter through the core of the house. On the first floor are the main entertaining and public areas, including the dining room and a living room that leads to a small backyard garden. Family bedrooms are located on the second floor and third floor has a master bedroom and a guest room, study and gymnasium comprise the top story. The project involves gutting the existing structure, providing new floor and roof construction, and adding the third and fourth story in an accordance with zoning and landmarks requirement. In addi¬tion, the interior areas will be renovated and the entire rear façade redesigned.
