Built in 1917, the Joannes Brothers Co building was a manufacturing plant for coffee and spices. It featured an ornate entrance and ground floor offices, and an exposed board-formed staircase. In the 1980’s, it was one of the first buildings to use the Artist in Residence ordinance. An adjacent industrial masonry structure was connected to the building, as part of the AIR conversion. HCM 1154.
The project consists of the conversion of the 5 story concrete structure and adjacent 2 story masonry building to core-and-shell creative offices. Existing roll-up doors were converted to a new main entrance and storefronts. NDC structural retrofit. Project permitted, construction pending.
