10 Sullivan Street is a 100,000 SF new building project which includes a 16-story, 21 unit, Neoclassical style, brick, luxury condominium building + four boutique luxury 25-foot wide 4-story townhouses, 20, 30, 40, and 50 Sullivan Street located in Manhattan’s SoHo district (cross streets: Avenue of the Americas / Sullivan Street + Broome Street). This was in collaboration with the designer Tamarkin Co. for clients Madison Equities and Property Markets Group. The site itself was a challenge with its triangular shape and being the previous location of a gas station and car wash, it required remediation. It was also originally zoned for commercial use and we went through the process of presenting the design to the city’s Board of Standards and Appeals for a residential zoning change. One of the most striking, unique features of the tower is its elliptical end (curved concrete, slightly curved brick, curved glass) which goes up the full height of the building at the site’s southernmost tip. The views from that portion of the building are spectacular. Another unique element are the elegant elliptical wooden stairs inside the townhouses topped with a skylight.
I had been involved in this project at all its stages, dealing with design and technical issues as well as the bureaucracy. It was an interesting experience operating between the two different residential typologies.
