Located in the up-and-coming neighborhood of Long Island City in Queens, 22-44 Jackson Avenue consists of 2 residential towers rising from a common mixed use space – the north tower is 47 stories tall and the south tower is 41 stories tall with 1,116 residential (with an affordable housing component) units throughout. Residents will enjoy retail space, a large public park with play areas, rotating aerosol art murals, artist studios, and a swimming/fitness facility. Timeless materials such as, stone, glass, metal and concrete are used to articulate the building’s features in order to provide a unique experience from every angle of the building.
We worked with the NYC Department of Buildings to fully maximize the available zoning through variances in this new LIC district, with the NYC Department of Housing Preservation via the 421-A program & the 80/20 program for the LIC Workforce to secure affordable housing for our client, with the NYC City Planning Commission to achieve design approval and special permit, and with the NYC Office of Environmental Remediation to ensure appropriate cleanup via the Brownfield Incentive Grant. For our clients at G&M Realty.
