The remodel of an existing 3 story condo in a 1920's era courtyard building in San Francisco's Russian Hill neighborhood. Not updated since the 1990's the owner who recently purchased the condo and return to her native city knew she had to invest in her new home to tailor it to her life style.
The existing third floor rooftop deck and sun room have scenic views of Alcatraz in the San Francisco Bay as well as surrounding city views that the owner desired to capture by converting the sun room into a new home office. As a woman who enjoys entertaining people she also desired to convert a third floor bedroom into a living room complete with a new wet bar and entertainment console off of the office and rooftop deck.
Enjoying entertaining guests the owner next priority is to remodel the kitchen with a new state of the art kitchen with all of the modern conveniences and top of the line appliances.
Next the existing bathrooms hadn't been updated in more than twenty years so we decided to update them with new fixtures, cabinetry, and finishes.
Lastly the existing main floor level has no powder room so our mission was to convert an existing closet and a portion of the dining room into a powder room and new coat closet.
Not having been updated in many years the home was not up to current code standards requiring the owner to update any areas of construction to the 2010 California Building Code. This required the addition of some interior shear walls, a one hour fire rated mechanical chase, new recessed lighting, and numerous new convenience outlets throughout the condo.
The new one hour fire rated mechanical chase we were able to disguise as a new built-in complete with shelves, drawers, and storage cabinetry framing the bed location on the upper floor.
The project now under construction is scheduled to be complete by early 2012.
