University Plaza took a dated and underperforming shopping plaza and turned it into a successful mixed use facility.  Working around major utilities on site, reuse of existing buildings, and a development weary jurisdiction, this project was very difficult. The plan added a student housing component to existing office space and renovated the retail component. Most of the project involved extensive study into how the development would impact the community. Site planning, landscape, pedestrian flow, parking, and transit issues were all exhaustively explored. Also, architectural plan reviews were regularly completed to maximize available space, and modifications to the facade were performed to eventually win approval from the municipality.
