A new community-focused architectural concept by UNStudio, dubbed a “prototype of future living,” has been selected as the winner for a new 118,000-square-meter (1.27 million-square-foot) residential complex in Moscow.
The proposal was part of an international competition organized by Citymakers for project developer Glavstroy, who requested a design that incorporates the historical heritage of the region and contributes to the formation of a local community. It consists of a courtyard park, 71,000 square meters of housing, a kindergarten, fitness center, commercial spaces, and underground parking. The project is part of a growth in residential construction in Moscow, in which the creation of sustainable and healthy communities is a primary challenge.
As per the architects: “The development is designed to create a prototype of future living that puts the wellbeing of the residents first, encourages indoor-outdoor living, cultivates an atmosphere of home and safety, and provides a range of sustainable social opportunities in this rapidly changing urban environment.”
The complex is divided into two diagonally-facing towers that are each joined by a stepped podium surrounding a central, private courtyard. Called the K31 Courtyard, it references the old-style Moscow courtyard, which was detailed as being quiet and private, while also being accessible and safe. Featuring playgrounds and green recreation spaces, it connects the development to the surrounding city.
The complex’s layout is organized in such a way to provide the best possible views for all residents and to increase daylight within the buildings. The stepped terraces allow for sufficient sunlight to reach the apartments that face the inner courtyard. They can also host additional amenities for the adjoining apartments, such as two dedicated communal areas found on top of the podium at the foot of each tower. These areas host co-working spaces, sport facilities, and a clubhouse for residents.
The development provides a wide range of apartment types and layouts to address the needs of different residents. This was done to minimize the separation of different social groups, while entrances and common spaces are shared by all.
The structure’s façade design is achieved through the use of a parametrically modeled modular system. A combination of modules with windows, bay windows, French balconies, and standard loggias is introduced in a strong grid, resulting in increased apartment types with numerous indoor-outdoor variations.
There are three façade types across the complex, which discern and enhance the characteristics of the podium and the two towers. The podium façade on the outer perimeter uses brick and black metal to resemble the surrounding context and industrial heritage. The two towers take on a lighter color with large glazed reflecting surfaces in order to give a less weighty appearance. Finally, the inner façade of the courtyard features a similar lightness to the tower volumes, with natural wood complimenting the greenery of the park.
UN Studio will go on to work closely with several local specialists on the implementation of the proposed design strategy.
