The design of KPF’s Tower 36 has been approved by the Miami Urban Development Review Board. Developed in collaboration with architect of record ODP Architecture & Design, the 922,000-square-foot tower will hold both office and retail functions.
Externally, the 635-foot-tall tapered tower is defined by a glass facade containing terraces on all office floors. The terraces have been “arranged in a configuration that conveys a sense of movement across the building” and detailed with light bronze soffit accents.
At the base of the tower, a podium holds retail spaces, bicycle, and car parking, and a landscaped roof accessed by a restaurant. The podium strikes a curved form, with the ground level cut away at the northeastern corner to reveal a motor court arrival and office lobby entrance.
“Accentuating the podium’s cantilevered form and open corners, the façade’s layered pattern of aluminum panels conveys a sense of motion and forms a screen to naturally ventilate the parking garage within,” KPF explains. “Referencing Miami’s ubiquitous palm trees, the wall’s metal fins are dual-toned with a warm copper interior and a silver exterior.”
“The design creates a dynamic viewing experience for passersby, which changes as one moves around the building,” the team adds. “Sculpted, geometric apertures are inserted into the podium wall elevations at specific locations to highlight the works of local and renowned artists.”
News of the scheme’s approval comes weeks after KPF was featured as part of our ongoing Job Highlights series. In August, the firm was among the winners at the 2023 ULI Americas Awards for Excellence, while in the same month, New York’s governor Kathy Hochul announced affordable housing plans for KPF’s 5 World Trade Center.
