Dave Chappelle has turned into quite the evil troll in recent years over other hot-button issues which now extend into a proposed multi-family development project in his Dayton-area hometown. Chappelle owns several small businesses in the area under a holding company called Iron Table, which he claimed are worth $65 million during the hearing on the measure Monday night.
The comedian's opposition reportedly stems from the plan's lack of sidewalks and an increased amount of traffic to the area, which is adjacent to his bucolic 39-acre estate. The proposal was passed over in the end and replaced by a previous plan that will add 143 single-family units with starting prices around $300,000, according to Rolling Stone.
“I cannot believe you would make me audition for you,” Chappelle told those assembled at the village council meeting. “You look like clowns. I am not bluffing, I will take it all off the table. I’ve invested millions of dollars in this town. If you push this thing through, what I’m investing in is no longer applicable. I would say that Oberer can buy all of this property from me if they want to be your benefactor because I will no longer want to.”

As a public figure, Chapelle has never shied away from the fact that he has more in common with rich white people than poor black people - wealth and class figure more in one's identity in certain situations than, say, one's racial and ethnic identity. This is one of those situations. He even had a bit on how the GOP is protecting his interests rather than their voters'.
As a citizen of Yellow Spring, does he have a credible argument? It's fun to crucify celebrities under the name of justice but I'm curious if the facts about this development at least partly supports his case.

Nothing will get a black person cancelled quicker than breaking from the lib narrative on how a black person ought to think. This man worked hard for his property and investments. He has every right to reject a plan that effects his investments. I personally disagree with zoning residential all together, but I understand the concerns. Bringing density to places where people obviously are trying to stay away from density is super annoying. I personally can't wait to be able to afford to move into a low density area away from the traffic and fast food nation. These NIMBY things are not always about class or property values. Sometimes it's about preserving a lower population and avoiding all the annoying shit that comes from living in a dense area, like traffic, big box stores that inevitably follow, etc. In many cases, efforts to make areas denser just end up displacing small businesses filling lots with cheap developer driven housing complexes and making the usual suspects richer.

A quick look around Yellow Springs on Google Earth reveals a real lack of consistent existing pedestrian infrastructure.

To clarify, my point was to illustrate that the debate is not about sidewalks. If they cared about sidewalks, there'd be lots more sidewalks in town.

Less than 2 acres were to be devoted to affordable housing of a 52-acre housing development? I’d object too. I think Dave Chappelle was objecting because there wasn’t enough affordable housing.

It is clearly a pathetic ploy by the developer to try to get his scheme through planning, which failed for a second time, I believe. In a series of articles written over several months in 1983 and 1984, the News reported that plans for a 48-unit apartment building presented by Oberer to Planning Commission were met with a “lukewarm reception,” and members expressed “serious concerns with the viability” of the apartment building for Yellow Springs.
Planning Commission members were concerned with “the diversity for the village’s population,” citing the need for more single-family homes to house more “homeowning families with school-age children.”
At the time, 47% of the village’s housing were rentals. Another reported concern was perceived issues with traffic and the population density of the units on the 7.4-acre site.
Oberer responded to Commission concerns by revising its plan to accommodate more units suitable for families with children. The revised plan called for 16 one-bedroom units, 24 two-bedroom units and eight three-bedroom units. The units would have been federally subsidized for people with low to moderate incomes.
The Commission ultimately voted against approving the project twice, first against the 48-unit apartment complex, and later, a revised 36-unit complex. Village Council, based on Commission recommendations, had the final say in the matter, striking the project down by a vote of 5–0.
So they keep reducing the number of affordable housing units until there are only a few and then complain that there aren't any.
