OMA has announced that construction has begun on the Prestige Liberty Towers mixed-use complex in Mumbai, the firm’s first project in India.
The development is situated in the historic textile mills area of Mahalaxmi in the heart of Mumbai. The complex is another contribution to the city’s rapid transformation from industrial city to global financial center, along with its new transport networks, high-rise residential, retail, and office spaces.
As per the architects: “OMA’s design takes advantage of the views overlooking the Mahalakshmi Racecourse to the Arabian Sea with two staggered towers of 200 and 290 meters — at 270,000m² [2.9 million square feet] one of the largest office developments in the city. The rectangular column-free floors, combined with full-height curved glass facades, are designed to maximize the office plan efficiency with light-filled, high-quality workspaces. The restrained material selection of Indian black basalt and glass provide a counterpoint to the urban surroundings.”
The large, open floors of 1,300 square meters and 1,700 square meters and up to 15 meters deep allow for flexible working areas. Microperforated acoustic aluminum panels and vibration control ensure appropriate acoustics in the working environments.
A five-story podium beneath the towers links the structures and houses the 36,000-square-meter mall. Here, a spacious atrium is surrounded by a large glazed wall that allows natural light to penetrate the retail areas. The podium is elevated to distribute shared infrastructures and host a fully automated basement parking structure. Between the towers lies an accessible garden roof terrace. Additionally, the podium features a food court, restaurants, cinemas, and a theater.
"Prestige Liberty Towers addresses the demand for high-quality office space in Mumbai, India’s financial and commercial capital,” said Partner-in-Charge Iyad Alsaka. “More than that, the building offers spaces for activities that keep it alive well beyond working hours. I am excited to engage in a context that has a long history and at the same time a strong appetite for the new."
Leading the project, Alsaka is joined by Adrianne Fisher and Wael Sleiman. The Prestige Liberty Towers are expected to be completed in 2025.
