The commission consists of a mixed-use building integrating a commercial space, six student residences with independent access, a two-bedroom apartment, and four one-bedroom apartments.

The project’s objective is achieved by separating the program into two blocks, creating a central courtyard for transition and illumination, allowing the rear block to maintain the privacy required for the family.

The construction system consists of reinforced concrete with brick walls and brick screens. A masonry bond is sought to enable the creation of solar and visual control screens in the circulation areas. The facades gain depth thanks to the use of eaves and parapets.
