This new 4-story, 112,000 sf building in Oakland was designed with generous planted green setbacks at the streets, ground floor units have direct access from the street allowing for businesses to be open directly to the public. There is a corner community room and gallery at Derby and Glasscock, with a viewing deck out to the estuary directly above. The selection of various types of metal siding, reflects the warehouse nature of the neighborhood, broken up with splashes of color at the recesses.
The main entry off of Derby, at a generous break in the building, allows visibility and openness into the residential courtyard above. Ten perimeter ground floor work/live units buffer the 65 parking spaces from the streets, so none of it is visible.
