Located at 1840 Ogden Street in Burlingame’s Trousdale District and minutes from the Millbrae Caltrain/Bart station, Burlingame Hills Manor is a 45-unit market-rate building geared towards first time buyers. Five units are set aside as affordable housing. Characterized as a typical, affluent suburban city, Burlingame’s trend towards higher density housing affords first time buyers an environment that offers modern amenities such as proximity to public transportation and kinship within the immediate community.
Representing one of the first buildings approved under the City’s rezoning from medical office building to residential, the project’s careful design coalesces with the existing fabric of the neighborhood and environment. The design team advocated matching the existing, adjacent setbacks and context of the existing buildings while purposefully creating a site plan that provides for non-facing units to ensure suburban like privacy for each occupants.
The units are a mix of 1-, 2-, and 3-bedroom condominiums, many with spectacular bay views and each with ample storage space, dedicated parking, and large private decks arranged around a central courtyard. This configuration sustains a bold street edge that complements the neighborhood vernacular while preserving usable open space. The shared courtyard offers a variety of spaces, from lush lawns to trellised areas. All parking, including guest parking, remains underground to uphold views and character.
