Bond Vet is building the next generation of veterinary clinics from the ground up — and we’re looking for a motivated Planning & Entitlements Manager to join our team.

We’re focused on urgent care, so we’re there for pets when they need us most. Our clinics are designed with pets and people in mind — they’re warm, friendly, and highly sniffable. We balance this design with a strong focus on technology, all built in-house, which means we can easily innovate our systems to improve the veterinary team, pet, and client experience.


The Planning & Entitlements Manager will support all aspects of Real Estate Development and help drive the acquisition and build-out of new clinic locations to support Bond Vet’s rapid growth. This role will report into the Director Real Estate.

What You'll Do:

    • Zoning / Use / Entitlements:
    • Support all aspects of the Bond Vet real estate expansion strategy by managing all municipal requirements related to zoning and use regulations.
    • Prepare zoning and use research for new and existing markets though a combination of direct research and engaging consultants. Stay ahead of new search areas to inform Real Estate Selections and Development planning. 
    • Correspond with local agencies; present to public officials and planning boards as required. Coordinate or prepare rezoning or conditional use application packages and plans for submission to public agencies.
    • Build a network of zoning and land use consultants. Manage a yearly planning budget; consultant relationships and work product. 
    • Inform both Real Estate Search and Site Construction efforts in relation to local zoning and permit timelines. 
    • Travel as required to support planning and zoning board approvals.
    • Planning:
    • Support all aspects of the Bond Vet Real Estate expansion strategy by evaluating the feasibility of potential sites in relation to program requirements, as well as local zoning and code requirements. 
    • Prepare Blocking Diagrams to test our program fit within the proposed Lease Outline. Coordinate adjustments to the Lease Outline with the Real Estate negotiation effort as required - including preparation of graphic lease exhibits.
    • Coordinate with our Design Team to keep Blocking kit-of-parts current with program innovations and design adjustments.
    • Develop tools and templates required to support the planning effort, including: guidelines; title blocks; diagram templates and kit-of-parts; etc.

You Have:

    • At least 5-7 years of related experience.
    • Bachelor’s or Master’s degree in Planning, Architecture or related degree from an accredited program. 
    • Exceptional relationship building skills; ability to work in a fast-paced multidisciplinary team environment
    • The proven ability to take initiative with a strong attention to detail and a proactive approach
    • Exceptional organizational skills with the ability to manage multiple projects and tasks
    • Excellent written, verbal and graphic communication skills
    • Experience working in jurisdictions outside of New York City is ideal
