In response to an RFP in 2014, Heritage submitted an innovative concept for a mixed use affordable housing development. The architectural design concept harnesses the motion of the existing elevated subway train to visually link the four new buildings with a feeling of movement and energy. The plaza design features 224 residential units, with additional community, commercial/retail, and parking space.  The five story buildings feature alternating bands of metal and glass panels in façade composition to emphasize the feeling of motion and enhance the vital energy transmitted by the buildings’ physical presence. The circulation plan allows for a natural division between public and private spaces.  Residential entrances front each other as much as possible on the adjacent avenues, allowing occupants to avoid the flow of Livonia Avenue traffic.  The main residential staircase is open and spacious, incorporating elements of Active Design and encouraging use by dwellers.
