First, check if it's on the National Register of Historic Places... http://www.cr.nps.gov/nr/
probably not, being a factory. Then check whether it's on any state or local landmark listings (I don't know resources for NJ), and what restrictions come with that.
Then check out the Secretary of the Interior's Standards for the Treatment of Historic Properties (rehabilitation is in there, too). These are essential if you're trying for tax credits or anything. http://www.cr.nps.gov/hps/tps/secstan1.htm
